What does a title company do?
A title company researches the public record to confirm who owns a property and whether there are liens, judgments or other defects, issues title insurance that protects the owner and lender, and coordinates the settlement so funds and documents change hands correctly and the deed is recorded.
Do I need title insurance in South Carolina?
Lenders require a lender's policy when you finance a purchase. An owner's policy is optional but strongly recommended, because it protects your equity against covered title problems, such as forgery, unknown heirs or recording errors, for as long as you or your heirs own the property, for a one-time premium paid at closing.
Who conducts real estate closings in South Carolina?
South Carolina requires real estate closings to be supervised by a licensed South Carolina attorney. Johnson & Wilson Title Company handles the title work and coordinates your closing, and attorney-supervised closing services are provided under a separate engagement by an independent licensed attorney.
Can I close remotely or from out of state?
Yes. We offer mobile notary closings at your home or office and remote closing options, along with a secure online portal so you can review documents and track your file.
How do I protect myself from wire fraud?

Am I required to use Johnson & Wilson Title Company?
